Acquisition Criteria

  • Types of Properties: Multifamily, industrial, office, retail, and leased fees (land under leasehold properties)
  • Investment Size: $1.5 to $100 million
  • Property Condition: Value-add and core-plus investments. We will invest in low in-place cap rates in underperforming properties. Examples include properties with deferred maintenance or low occupancy.
  • Brokers: We protect brokers who bring us off-market opportunities. We will pay you a market commission if the seller won’t.
  • Property Locations: All of Hawaii, including the neighbor islands, and Colorado.
